Today marks the implementation of the Fire Safety (Residential Evacuation Plans) (England) Regulations 2025. For any residential building over 11 metres with a “Simultaneous Evacuation” strategy, or any building over 18 metres, the “Responsible Person” now has a legal mandate to support vulnerable residents.

What This Means for Block Managers:

  • Identifying Relevant Residents: You must now proactively identify residents who may struggle to self-evacuate due to mobility, sensory, or cognitive impairments.
  • The Person-Centred Fire Risk Assessment (PCFRA): It’s no longer enough to audit the building; you must offer individual assessments for those at risk.
  • The IQ Fire Solution: We don’t just maintain the panels; we help you ensure the technology—such as Evacuation Alert Systems (BS 8629)—is fully operational to support these new evacuation statements.

Local Reliability: From our HQ in Romford, we are assisting property managers in Havering and beyond to update their Secure Information Boxes (SIB) with the required digital and paper floor plans.
